Why Property Buyers should think about purchasing their home directly from the owner |
The obvious advantage is of course the savings which occur by not having the property price “inflated” by 5% Real Estate commission. 5% commission is the average commission charged by Estate Agents up and down the country.
If buyers like it or not, buyers will always pay the commission. The sellers know exactly what they want or need to achieve as the final selling price. Make no mistake; the sellers will not pay the agents commission.
The commission will be added to the price the seller wants to achieve as a net figure. This is how it works in 99% of all cases. The price the buyer pays for the property will be higher by the amount of commission the agent is charging. Let nobody tell you any different. This is exactly how it works.
We are not saying that the agent’s commission is not deserved, the buyers can decide that for themselves, nor are we saying buyers should not use an agent when looking to purchase a property. For many people the Agents involvement in buying or selling a property makes them feel secure.
Is that actually true? Does using an Agent guarantee a higher level of security when buying a property? No it does not. It makes no difference. No matter if you buy your property with or without an agent you cannot make mistakes and will not have any unpleasant surprises if you follow the right procedures, and of course use a solicitor from the start.
If you use a solicitor during the entire buying process, you will not have a problem and you are just as safe as you are with an agent. The Agent will pass on all documentation relating to the property to a solicitor. You can do the same. The solicitor will check that the property is fit to be sold, has no debts and is free of any other charges such as Mortgages. All titles and charges as well as Mortgages held by Banks or other financial Institutions have to be removed before you would sign on the dotted line anyway.
The solicitor will and can perform all duties and provide you with all the help you need. Remember you are paying him already for the transaction.
If you make it clear before you ask the solicitor to act on your behalf that you expect him to help you with the things you normally would ask the Agent to do for you. The solicitor will help and provide an extended service for you within the agreed conveyance fee and will not ad extra cost to your bill.
To set up appointments to view properties is easy and something a buyer can quite easy do himself. Finding properties which are for sale is not a problem either.
At the end of the day it comes down to personal choice if a buyer uses an Agent or not.
